PrimePatch pest inspections look for and report on three very critical things:

1. Termites which are subterranean and/or termite activity, evidence or damage. We also look for evidence of any previously applied Termite treatment

2. Pests such as timber borers and any evidence of their damage.

3. Rotted wood (wood fungi) damage or any safety risks in structures of timber like rotten timber steps and balconies.

Finally, anything that may induce wood rot and hence does or will represent a safety hazard with regards to the timber structure will also be reported.

Damaged timber not caused by pests as per pre-sale inspection

Damaged timbers could be cause for concerns to buyers who may worry the damage is due to wood pests. In this case the timber damage was not caused by pests – a building & pest inspection would swiftly point this out to you the potential purchaser.

Wondering why you should get a pest report done?

Many properties around Sydney have certain elements used in their construction or common to the area the property is located which can increase the likelihood of damage from timber pests.

Around 1 in 5 homes have some form of termite activity. Sydney is rated the 2nd highest risk area in Australia for timber pest infestation.

Termites are timber pests, Timber Borers and Wood Decay Fungi (wood rot) are pests which destroy timber from the inside out. Timber refers to the wood used in the construction of elements including but not limited too. walls, floor boards, frames, handrails, roof frames, floor frames etc.

Once attacked the timber becomes weakened, creating structural problems and potential risks to safety to anyone occupying or visiting the property.

Termite damage is usually not visible, especially to the untrained eye. If not detected and preventative measures taken early, large costs and hassles may present themselves.

When should you arrange a Combined Building & Pest Inspection?

A building inspection is highly recommended to be done long before the auction or before the 5 day cooling off period expires. You will get a good understanding of any hazards or issues the property might have and assist you to negotiate.

After buying a property and paperwork is complete, there’s a five day cooling off period, in this time there is the option to nullify the contract as long as you give written notice.

It is common for Sydney property buyers to have a Building and Pest Inspection at the time of the cooling off period. We recommend that you organise an inspection before contracts are signed. This is gives you enough time to understand the info and gives you the chance to change your offer based on the information you find during a Building and Pest Inspection.

The cooling off period is void if you purchase a property at an auction or swap contracts the same day as auction if the property is passed in.

Property vendors looking for an edge in selling their property often organise Building and Pest inspections with our company. For clients such as these we can give copies of the building and pest report to potential buyers at a discounted cost.

PrimePatch Property Inspections highly recommends that property buyers in Sydney have a Combined Building and Pest Inspection to give you the complete picture on the property you’ve purchased or are considering purchasing.

You can find more information on pre-purchase inspection reports at the NSW Department of Fair Trading website.

We recommend that we carry out a Combined Building and Pest Inspection to get you full insight into a property. We’re here to perform the Building and Pest Inspections all around the Sydney area, 7 days a week.
